Electrical Planning Reports

At Strata Reserve Planning, we provide high-quality Depreciation Reports, Insurance Appraisals and other reports. We do not do Electrical Planning Reports as they are outside the Scope of our business, but as part of our network of contacts, we do know people who can assist your. These are different from the EV Ready Reports, which dealt with charging stations.

Electrical Planning Reports list present electrical capacity, what the peak load is, ideas to reduce the electrical load through energy savings ideas, and indicate what the electrical load would be if all units had heat pumps and electrical vehicle chargers.  This report is about loads and is not supposed to include a costing of the upgrades required as technology may change when more electrical power is required.

The 3 Types of Reports

  • Letter: If all the strata lots get there power of the BC Hydro / local power company (ie: City of Penticton) lines without being set into branch lines, a simple letter from a journeyman electrician is all that is required.  This would be smaller bare land strata developments.
  • Basic Report: Building built under Part 9 (Basic Construction) of the Building Code.  These are buildings up to 3 stories high and less than 650 square metres in area, or less than 650 metres between each of the firewalls.  This would be bare land strata developments with amenities or built over several phases, industrial strata developments, most townhome buildings, smaller apartments buildings and strata strip malls.
  • Complex Report: Building built under Part 3 (Complex Construction) of the Building Code.  All other buildings with several electrical rooms.

In early 2025, BC Hydro is providing guidance on how to complete these reports, as it has been reported some reports are non-compliant with the Act. It is our recommendation that Strata's hold off reports until the BC Hydro document is published.
